FearINN is committed to creating a marketplace where guests can safely explore haunted, historic, and extraordinary places while helping hosts share their unique properties with confidence.

Because many FearINN experiences take place in older buildings, historic landmarks, rural locations, or other unconventional settings, every host and guest shares a responsibility to prioritize safety, respect private property, and follow all applicable laws.

Property & Host Verification

Before a listing may receive a FearINN Verified designation, hosts may be required to provide:

Government-issued identification
Proof of ownership or written authorization to list the property
Documentation connecting the host to the property address
Current photographs or video
Required permits, licenses, inspections, or occupancy approvals
Emergency contact information

Verification confirms that required documentation has been submitted and reviewed. It does not guarantee that every property is hazard-free, legally suitable for every activity, or perfectly represented in every detail.

Guest Waivers & Acknowledgment of Risk

Some FearINN experiences require guests to review and sign a property-specific waiver before arrival.

Waivers may address risks including:

Stairs, basements, attics, and confined spaces
Uneven flooring and limited lighting
Historic construction materials
Outdoor terrain, wildlife, and changing weather
Paranormal investigations conducted at night
Personal investigation equipment
Restricted or off-limits areas
Physical, emotional, or psychological discomfort

Signing a waiver does not relieve hosts of their responsibility to disclose known hazards, maintain their property, or comply with applicable laws.

Guests must never enter locked, restricted, condemned, or structurally unsafe areas.

Host Insurance

Hosts are strongly encouraged—and may be required—to maintain insurance appropriate for their listings.

Coverage may include:

Commercial General Liability
Short-Term Rental or Home-Sharing Insurance
Property & Casualty Insurance
Event Liability Coverage
Workers' Compensation (when applicable)
Coverage for tours, paranormal investigations, or specialty activities

Standard homeowners insurance often excludes short-term rental activity. Hosts should consult a licensed insurance professional to confirm their coverage.

Prohibited Listings

FearINN does not permit listings involving:

Condemned or structurally unsafe buildings
Locations without owner authorization
Active construction or hazardous-remediation sites
Properties with serious undisclosed hazards
Active hospitals, schools, prisons, or government facilities without authorization
Restricted cemeteries or protected cultural sites
Railroad tracks, tunnels, mines, bridges, rooftops, or utility facilities without legal public access
Listings promoting trespassing, vandalism, theft, or illegal activity
Undisclosed surveillance in private guest areas

Listings violating these policies may be suspended or permanently removed.

Accessibility

Hosts should accurately describe accessibility features so guests can make informed decisions.

Listings should disclose:

Stairways and steps
Doorway widths
Elevators or ramps
Accessible parking
Bathroom accessibility
Uneven terrain
Low-light conditions
Areas with limited accessibility
Sensory effects such as darkness, fog, flashing lights, or loud sounds

Accurate information helps every guest plan a safe and enjoyable visit.

Emergency Preparedness

Every host should maintain an emergency plan appropriate for the property.

Hosts should provide:

Complete property address
Local emergency contact
Clearly marked exits
Evacuation routes
Outdoor meeting location
Smoke and carbon monoxide alarms (where applicable)
Fire extinguishers
First-aid supplies
Severe weather instructions
Utility shutoff information
Cellular service limitations, if applicable

Guests should receive emergency information before or upon arrival.

In an Emergency

If an emergency occurs:

Call 911 or the appropriate local emergency service.
Move to a safe location.
Follow the host's emergency instructions.
Do not re-enter the property until emergency personnel determine it is safe.
Notify the host.
Report the incident to FearBNB through the platform.

FearINN Support is not a substitute for police, fire, medical, or rescue services.

Host Safety Checklist

Before every booking, hosts should verify:

Guest-access areas are reasonably safe
Known hazards are disclosed
Restricted areas are secured
Emergency lighting is operational
Smoke alarms function properly
Walkways and railings are secure
Occupancy limits are followed
Insurance remains active
Required permits are current
Emergency instructions are visible
Required waivers are completed before entry

Guest Responsibilities

Guests agree to:

Follow all host instructions
Stay within approved areas
Respect private property
Wear appropriate footwear when needed
Carry a flashlight when recommended
Never investigate alone when group participation is required
Avoid alcohol or substances that impair judgment
Supervise minors at all times
Report hazards immediately
Leave the property when instructed by the host or emergency personnel
